Connecting iconic Texas properties with the productions that need them.

This division is owner-first. We seek contractual relationships with commercial and residential property owners and act as their advisor for production-related revenue (like a talent agency would represent an actor). Rather than operating as a location-scout-for-hire, we build a curated portfolio of represented properties and actively source opportunities for them to be used by films, television, commercials, photography shoots, and branded-content productions.

Danny Cuellar

Co-Founder | CEO

Danny Cuellar is a strategic marketing, partnerships, and product development leader with more than 20 years of experience helping global brands create meaningful connections with consumers through storytelling, experiences, and culture. With roles at organizations including United Airlines and the NFL (where he won a Sports Emmy), he has brought together corporations, agencies, and other creative partners to develop campaigns and experiences that drive measurable business results.

His career has included extensive work across commercial production, content creation, sponsorships, experiential marketing, and entertainment partnerships, collaborating with filmmakers, production companies, studios and talent to bring stories to life on screen and in the real world.

As a Texan and longtime advocate for the creative industries, he believes Texas is uniquely positioned to become one of the world's leading destinations for film and television production and is committed to helping accelerate the state's next chapter as an entertainment hub.

Deanna Rankin

Deanna Rankin

Co-Founder | Client Relationships, Operations & Investor Relations

Deanna Rankin brings more than 27 years of financial services, wealth management, and client relationship experience to Thursday at Two Entertainment. After a long-standing role as Assistant Vice President at Merrill Lynch, she now serves as Executive Client Advisor at Adventum Funds & Advisory, where she supports clients across business, investment real estate, and investor relations advisory work.

At Thursday at Two, Deanna helps lead client experience, owner relationships, investor relations, and operational coordination across the company’s location owner representation, film financing advisory, and brand/product integration businesses. Her relationship-first approach, financial services background, and passion for arts, film, and community make her a natural connector for a business built around trust, timing, and meaningful introductions.

Marc Rankin

Marc Rankin

Co-Founder | Strategy, Real Estate & Capital Advisory

Marc Rankin is a corporate, investment, and real estate executive whose experience spans real estate acquisition and development, investment banking, corporate strategy, brand positioning, brokerage, and operations. As co-founder of Thursday at Two Entertainment, Marc helps lead the company’s location owner representation and film financing advisory platforms, bringing a strategic and transaction-oriented approach to real estate monetization, capital relationships, and entertainment advisory opportunities. Marc is a licensed Texas real estate broker, CCIM, and founding principal of Adventum Funds & Advisory.

Why Texas?

A new era for production in Texas.

Texas is entering its most significant entertainment growth cycle in decades. SB 22 provides long-term funding to attract film, television, and digital media production to the state, creating new opportunities for locations, brands, production finance partners, and communities across Texas.

Historically, Texas had incentives, but funding was inconsistent and significantly smaller than states like Georgia, New Mexico, Louisiana, and New York.

With SB 22, Texas created a dedicated incentive fund and committed $300 million every two years through 2035 — roughly $1.5 billion over the next decade. SB 22 makes Texas much more competitive in those conversations.
